The team of RAM Roman Asset Management GmbH & Co. KG, all experts in the field of real estate, has decades of experience in project development, asset management, investment management, start-up consulting, initialization of real estate projects, structuring of projects, as well as crisis management.
RAM’s shareholders have successfully participated in real estate projects with volumes in the tens of figures. Our business partners at home and abroad benefit from the resulting expertise.
What we do
We are initially operationally active as a project developer of real estate projects. We are active in the “middle market” sector and cooperate with experienced companies from the real estate industry.
We also see ourselves as a classic investment company, focusing on economically viable properties that offer a high degree of security in addition to above-average returns. Here, too, we enter into cooperative ventures with economically sound partners who, together with us, “vouch” for high returns combined with security. One possibility is that we participate “atypically-still” in current projects. We attach importance to a limited duration of the participation, whereby our exit has already been coordinated and agreed with the partners from the beginning. Ideally, we participate at the beginning of the project development – with a manageable term – and support the partner in acquisition and purchase and subsequently advise on financing and exit.
We secure our investments directly in the land register.
We add value through expertise in the areas of project management, planning, structuring, advice on financing and sales. We do not only participate with capital, we provide our experience and our national and international network. During our participation, we have control and a say in major decisions and therefore have a significant influence on the successful outcome of the real estate project.
Our absolute focus is on the development of real estate in Germany. However, we are also happy to look at secure and high-yield projects outside of Germany.
The real estate business is complex and capital-intensive. Due to the well-known market mechanisms and the banks’ need for security, caused by regulatory requirements, high and hardly surmountable hurdles have already been set up for many property developers and project developers for the acquisition of properties when raising capital. Therefore, as a fuel of the capital-intensive real estate industry, intelligent and alternative solutions are needed.
Background
Speed is the competitive advantage. In order to secure a promising project, property developers and project developers must be able to act quickly and make purchase decisions at short notice. Elaborate checks and high equity requirements are placed on the property developer and project developer.
We make projects happen
In our business model, we solve this problem by means of a company shareholding of manageable duration, which merely serves as a bridge. In this way, we enable property developers and project developers to secure the above-mentioned competitive advantage. Ideally, there is a short-term exit, i.e. sale of the project.
